仕事内容
Research & Strategy monitors the various property markets in Japan and actively participates in the underwriting process through the provision of market reports and advice on key underwriting assumptions on an asset specific basis.
●Maintenance of third party databases for economic, financial and real estate data for the cities in Japan
●Development and maintenance of in-house research databases for the cities in Japan
●Preparation of local market presentations each quarter in a timely manner for each of the major markets in Tokyo, Osaka, Nagoya, Sapporo, Fukuoka (and other cities in Japan as required)
●Maintenance of Items 1-3 in the form of a research library in the Tokyo office and research databases
●Preparation (with Strategic Research colleagues) of required returns twice per year in a timely manner for each of the property sectors in Tokyo (and other cities in Japan as required)
●Support to the Acquisition Team in the underwriting process for all new acquisitions in Japan (either personally or through the management of external providers)
●Support to the Acquisition Team in the underwriting process for all new acquisitions in Japan (either personally or through the management of external providers)
●Attendance and active participation in the bi-weekly Acquisition Meeting
●Attendance and active participation in Investment Committee meetings for all acquisitions/dispositions in the cities of Japan
●Support to the Portfolio Managers in the preparation of annual hold/sell analysis for each existing asset in the cities of Japan

必要スキル
●Excellent quantitative and analytical skills
●Tertiary qualifications in real estate, finance, economics or a related discipline
●3+ years of relevant experience
●Proficient in both spoken and written English and Japanese
●Presentational skills an advantage
