仕事内容
●Support Asset Manager to develop and execute strategies to maximize performance of real estate investments and achieve investment strategy goals.
●Assist in asset management of acquired properties
oEvaluate performance of investments
oReview monthly and annual budgets and reporting
oTrack compliance with internal and external (e.g. lender) requirements
oMonitor property and property manager performance
oOther support to asset managers as needed
oAssist in the review and analysis of legal documents and other materials as part of on-going property oversight.
●Providing support to the events of Disposition and Refinancing
oAssist in preparation of closing documentation and filing.
oCollecting relevant documents in order to complete or provide reports such as Appraisal, ER and Jyusetsu (Jyuyoujikousetsumeisho).
●Financial analysis and modeling of real estate assets
oUnderwriting (incl. cash flows, sensitivity analyses, IRR analyses)
oValuations
oStrategic Planning (Hold/Sell)
●Coordinate/support production of Investor Reports.
●Providing administrative support to team as needed
●Other assignments as requested

必要スキル
●3年以上のアセットマネジメント/プロパティマネジメント経験必須
●財務分析や財務モデリングの経験
●Firm understanding of financial concepts, analysis and modeling
●Bachelor’s degree or above
●Minimum 3 years of Asset Management (or Property Management) experience
●Strong verbal and written communication skills
●Be an independent worker, well-organized and a team player
●Native level of Japanese
Nice to have
●Conversational level of English skill.
