仕事内容

オフィス・商業施設のAM業務全般です
<Key Responsibilities>
●Working closely with investment & asset management team members to develop and execute asset business plans and optimize the investment strategies to enhance investment values and returns.
●Preparing asset business plans for the assets under management, taking responsibility for the asset management contents, in support of the global investment management strategies.
●Supporting the acquisitions team in sourcing potential deals, closing new transactions and monitoring market trends.
●Prioritizing, coordinating, communicating and directing the activities arising out of approved asset business plans to deliver favorable investment performances.
●Identifying and evaluating opportunities to enhance asset performance and implement them.
●Managing operating partners and third party service providers to meet investment objectives.
●Maintaining the leasing strategy, leasing vacant premises and handling leasing agents.
●Managing rent review and lease renewal caseload, together with property managers.
●Approving the property management strategies/objectives and overseeing the implementation.
●Ensuring income is maximized and non-recoverable costs actively managed and minimized.
●Assisting with investors reporting, presentations and new fund launches.
●Carefully monitoring and overseeing property revenue, occupancy levels, operating expenses, and capital expenditures.
●Conducting budget/actual variance verification.
●Planning and executing repair/renovation and building maintenance programs for the properties.
●Providing quarterly asset management reports and reporting to headquarters/investors.
●Supporting the acquisitions team in closing new transactions and monitoring market trends.

必要スキル

<Qualifications and Education Requirements>
●Overall general asset management skills
●Preferably basic business (reading & writing, “speaking” not necessarily) English skills
●Experiences in the real estate investment management industry
●Computer Skills (Excel, Word, and Power Point)
●Japanese real estate brokerage license (“Takken”) holder is preferable but not a must
