You will lead a team; providing mentorship and guidance to Junior Development Managers.
You will work with Asset Managers in leading all aspects of development works, including overall development management of existing assets or new developments across different sector classes ranging from commercial, retail, residential, industrial and logistics projects.
Your major responsibility includes managing the development of design concepts / options for the projects, which include conceptualizing development design requirements and formulate design briefs to ensure that these are aligned with the Company’s development strategy.
You will need to manage the design consultants and liaise with all relevant authorities for approval of projects, manage the tender and award processes, as well as construction and contract administration.
You will be the main point of accountability for the management of the development process from inception to completion.
This entails ensuring that the completion of projects is within budget, schedule, of quality and in compliance with regulatory requirements and corporate governance.
In addition, you will work with the team to analyse and advise on the development costs of greenfield and asset enhancement projects.
You will need to produce cost plans in respect of the project brief and concept plans, provide Gross Floor Area/Construction Floor Area checks and validate final area schedules.
You are to work closely with different QS consultants and document agreements with them on assumptions and final cost advice.
You may have to gather cover pricing and market intelligence through independent research to establish the most appropriate cost advice for the respective business groups within Company.
You will produce the initial construction cashflows, provide advice on cost escalation and peculiar construction risks, and benchmarking comparisons (both internal & external).

必要スキル
●You should possess a Degree in Building, Quantity Surveying or related field with at least 12 years’ relevant development or project management experience in the execution of Commercial, Retail, Residential, Industrial and Logistics projects in Singapore and Asia Pacific.
●You should be familiar with local and international construction contracts, such as SIA, Redas, PSSCOC, PAM, Fidic, JCT contract forms.
●To succeed in this role, you should possess high level of independence, cultural sensitivity, endurance and adaptability and demonstrate excellent leadership to drive projects.
●You should also be someone who seeks continuous improvement to design and processes through consistently questioning the status quo or value engineering the optimum solution to all aspects of the development.
●You must be able to encourage the creation of solutions appropriate to the needs of Business Units, shareholders and environment.
●You must also be a team player.
