仕事内容
<Responsibilities>
●Asset management of logistics properties under Singapore REIT portfolio and balance sheet
●Monitor and oversee property revenue, occupancy levels, operating expenses, and capital expenditures
●Budget/Actual variance verification
●Work with Finance team for cash management, such as distribution forecast, property and/or SPC level
payment preparation including loan interest payments
●Planning and execution of repair/renovation and building maintenance programs for properties
●Communication with lenders/trust banks/accounting firms/lawyers/PM/contractors
●Prepare monthly/quarterly/annual asset management reports and provide required information to the
headquarters/investors
●Prepare presentation/papers in English to obtain approvals from the headquarters for projects
●Negotiate terms and conditions of contracts/agreements
●Take initiative for asset enhancement activities
●Document drafting and execution
●Assist in structuring/negotiation of deals, acquisitions, re-structuring and refinancing
●Assist for disposition of assets

必要スキル
●Over 5 years (for manager), over 3 years (for executive/assistant manager) of experience in real estate asset management in major developers, asset managers,investors, or investment advisers
●Experiences of coordinating property management, leasing/brokerage firm management, tenant relations, construction management, and acquisitions representing ownership interests
●Understanding SPC investment structures (GK/TK/TMK),the use of trusts and non-recourse loan
requirements
●University/college graduate with degree
●Business English skills speaking, listening, reading and writing
●MS Word, Excel and Power Point
●Japanese real estate brokerage license (Takken) holder is a plus
●Strong communication/interpersonal skills
●Must be a self-starter and possess the ability to be resourceful and work well as part of a team and
independently in a fast-paced environment
●Toughness and wellness
●四年制大学卒以上
●ビジネス英会話力必須
