●Select service providers on building management at the properties of Company in Japan (mainly office buildings) in Japan after doing research on their performances.
●Review the performances of contracted service providers and structure the best frameworks on
<ESSENTIAL DUTY AND RESPONSIBILITY include the following. Other duties may be assigned.>
●Do research on service providers, such as cleaners, security companies, and repair companies, in terms of cost and quality.
●Create the list of high-performance service providers and revise it periodically after continued research.
●Conduct tenders for choosing service providers and create contract documents for them.
●Structure the best frameworks on property management (which items to be outsourced or inhoused) at Company’s properties in Japan.
●Watch and check the performances of service providers periodically and replace them when necessary.
●Support the works of the property manager and leasing manager, such as PM reports, utility management, and building maintenance.
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
<EDUCATION> Bachelor’s degree or equivalent.
●At least ten-year experiences in property management and/or building management
●At least five-year experiences in ordering building management works to service
●Strong network with building-management companies is a must.
●Ability to write routine reports and correspondence in Japanese and English
●Ability to speak effectively before groups of customers or employees of organization in Japanese
●Ability to define problems, collect data, establish facts, and draw valid conclusions.
●Ability to interpret an extensive variety of building regulations and specifications
●Ability to work collaboratively within the entire organization and with other departments
●Ability to work ethically and comply with regulations
●Licensed Building Manager is preferred.
