仕事内容
The successful candidate will be part of a team of investment professionals within our Asset Management
department. Based in Tokyo, the candidate will be involved in asset management activities across Japan.
The candidate will be based in Tokyo and report to the Head of Asset Management for Japan.
Key Responsibilities
Responsible for achieving the financial objectives of the assets under management, including
preparation of the annual budget and presenting the annual property strategic plans.
Work with the Property Managers and other consultants to identify and implement appropriate asset
strategies to enhance the asset value.
Appoint external specialists such as leasing agents, retail consultants and construction managers and
partner them closely to carry out the strategic property plans.
Provide oversight of construction projects & asset enhancement initiatives and work closely with the
appointed Project Manager to achieve the goals of the investment.
Coordinate the annual external appraisal process for investment properties and ensure the required
information is communicated and provided to appraisers.
Compile required property information to conduct analysis, for e.g. lease rollover, single tenant
exposures, operating results, capital expenditures, etc.
Prepare the analysis to support various investment decisions relating to the acquisition, operation,
financing and disposition of assets.
Manage the disposition of assets including agent selection, negotiation with buyers, preparation of
sales contract with external legal support, communication with lenders and trust banks, etc..
Oversee refinancings including lender selection and documentation/execution of related agreements
and monitoring of debt covenants.
Review monthly reports from property managers and forward them to lenders and trust banks.
Prepare and distribute periodic asset management reports to Portfolio Managers / Investors.
Direct trust banks regarding the execution of documents, cash payments, etc.
Collaborate with other functions (legal, compliance, fund operations) within the Tokyo office or the
wider APAC offices.
Identify, evaluate and control all aspects of asset management risk including operational audit,
related compliance and FCPA matters.
Where necessary, provide training and mentorship to the junior transaction team members.
Demonstrates a strong moral compass and commitment to upholding a high level of professional and
ethical standards.

必要スキル
Skills & Qualifications
Minimum of 10 years of direct related real estate experience, with demonstrated ability in managing
at least two types of assets including residential, retail, office, logistics and hotel across Japan.
Experience in value-added or development projects, though experience in a value-added fund is not
necessary.
Experience in Core plus or core funds with value-added experience is also acceptable.
Good working knowledge of the Japanese market, major real-estate sectors, investment structures and
regulatory requirements.
Demonstrated experience in drive related processes and the ability to execute on such processes.
Strong team player, with the ability to work with and across a multitude of key stakeholders.
Strong written and communication skills, including a minimum business level of spoken and written
English (not necessary to be fluent).
