＜Key Roles and Responsibilities＞ The Asset Manager will report to Head of Investment & Asset Manager of Commercial Assets will be mainly responsible for to asset management of offices and service apartments.
●Set and execute business strategy for properties to enhance and monitor property performance ●Prepare monthly/quarterly/annual asset management reports and respond to ad-hoc request from senior management and investors ●Monitor financial performance including budget/actual variance, bank covenants, occupancy, profitability ●Plan and execute repair & maintenance and capital expenditures in accordance to group policy ●Prepare presentation/papers in English to obtain approval from HQ ●Work closely with leasing management and property management teams ●Manage third party relationship (e.g. lenders/trust banks/accounting firms/lawyers/contractors) and negotiate for best terms ●Assist in fund structuring, asset acquisitions, financing and disposition activities.
●POSITION GOAL Assist in developing real estate investment strategies for a range of different investment styles in a rapidly expanding business to generate outstanding financial performance.
●Responsibilities - Assist our Asia Pacific Research & Strategy team in developing investment strategies, with a primary focus on Japan and South Korea. - As a regional Research & Strategy team member, contribute to regional research products and outputs. - Prepare presentations to investors and to support the marketing of our private equity and securities products. - Conduct sector/country research and strategy work, including ・ Monitor and analyse business and macro-economic data; ・ Maintain and enhance in-house research analytics; ・ Assist with provision of focused market research reports to support decision making on acquisitions and dispositions; ・ Identify and monitor short to long-term changes and secular trends in capital markets and real estate markets that are relevant to investment strategies. - Contribute to global research and strategy projects.
Responsibilities ●Asset management of logistics properties under overseas REIT portfolio ●Budget/Actual variance verification ●Prepare monthly/quarterly/annual asset management reports and provide required information to the headquarters/investors ●Monitor and oversee property revenue, occupancy levels, operating expenses, and capital expenditures ●Planning and execution of repair/renovation and building maintenance programs for properties ●Prepare presentation/papers in English to obtain approvals from the headquarters for projects ●Conduct leasing & marketing of vacant space in both Japan and overseas portfolio to Japanese prospects/tenants ●Communication with lenders/trust banks/accounting firms/lawyers/PM/contractors ●Negotiate terms and conditions of contracts/agreements (lease, PM, trust bank and related docs) ●Take initiative for asset enhancement activities ●Assist in structuring/negotiation of deals, acquisitions, re-structuring, refinancing and dispositions
