＜Key Responsibilities＞ ●Wing-to-wing responsibilities for all investment management and portfolio management activities for allocated investments, including but not limited to: ●Life Cycle Asset Management - Prepare and implement the asset/investment level business plan - Identify and appoint service providers for investments in Japan - Work with the service providers to ensure proper upkeep of asset quality and investment performance - Provide portfolio and asset management reporting - Custodian of investment related governance - Review on-going valuations conducted by 3rd party valuers
●Dispositions - Lead the sale of assets/investments and prepare divestment memo ●Support investment activities in Japan - Support underwriting analysis of investment opportunities - Conduct site visit assessments and provide market research and analysis relating to the investment opportunities - Support the preparation of investment memos for Investment Committee approvals - Work with the deal team to conduct due diligence of investment opportunities approved by the Investment Committee - Participate in the negotiation of definitive agreements with counter parties - Support the closing and documentation process
●Develop and manage relationships, inbound and outbound, including investors, partners, sellers, managers, agents, and advisors, etc
＜Key Roles and Responsibilities＞ The Asset Manager will report to Head of Investment & Asset Manager of Commercial Assets will be mainly responsible for to asset management of offices and service apartments.
●Set and execute business strategy for properties to enhance and monitor property performance ●Prepare monthly/quarterly/annual asset management reports and respond to ad-hoc request from senior management and investors ●Monitor financial performance including budget/actual variance, bank covenants, occupancy, profitability ●Plan and execute repair & maintenance and capital expenditures in accordance to group policy ●Prepare presentation/papers in English to obtain approval from HQ ●Work closely with leasing management and property management teams ●Manage third party relationship (e.g. lenders/trust banks/accounting firms/lawyers/contractors) and negotiate for best terms ●Assist in fund structuring, asset acquisitions, financing and disposition activities.
