●About the Role
Responsible for devising and reporting against the Asset Plan, optimizing returns through active execution of all asset relative tasks, including marketing & leasing campaigns, conducting broker & tenant negotiations, NOI and expense management including budgeting and reporting. Together with the Development Team, leads value-added activities. Briefing valuers and managing valuation processes. Liaison with debt providers and reporting against key facility requirements.

You will be exposed to all facets of our Real Estate investment process including:

・Asset Management
・Marketing
・Valuation
・Performance Metrics and Reporting
・Asset Sales

●Roles and responsibilities
You will work as part of our team supporting all elements of the acquisition and asset management process and will work directly with the regional head of real estate, as well as senior management team members from the acquisitions and leasing functions daily.

You will have the opportunity to have the autonomy to build and execute the AM strategy. Specific duties may include, but are not limited to the following:
・Property level underwriting of existing real estate investments
・Take charge of meeting the financial goals of managed assets, including creating annual budgets and presenting property strategic plans.
・Collaborate with Property Managers and other consultants to identify and implement asset strategies that enhance asset value.
・Engage external specialists, such as leasing agents and construction managers, and closely partner with them to carry out strategic property plans.
・Coordinate the annual external appraisal process for investment properties and ensure necessary information is communicated to appraisers.
・Produce and distribute regular asset management reports to lenders and investors.
・Conduct analyses to support various investment decisions related to acquiring, operating, financing, and disposing of assets.
・Work with the transaction team for asset disposition, including agent selection, buyer negotiations, and preparation of sales contracts with external legal support, and communication with lenders.
・Oversee refinancings, including lender selection, documentation/execution of related agreements, and monitoring of debt covenants.
・Review monthly reports from property managers and forward them to lenders.
・Identify, evaluate, and mitigate all aspects of asset management risk, including operational audit.
・Demonstrate a strong moral compass and commitment to upholding a high level of professional and ethical standards.
・Collaborate with the acquisition team during property acquisitions and dispositions.

必要スキル

・Degree in Real Estate, Finance or Business is preferred
・Minimum of 10+ years working experience in the finance and/or investment verticals within Real Estate.
・Experience in financial analysis, modelling, transaction execution, report preparation and communication skills dealing with market participants.
・Good working knowledge of the Japanese market, major real estate sectors, investment structures, and regulatory requirements.
・Experience working with ARGUS and capabilities for cashflow forecasting and valuation and managing the debt Facilities Agreement and relationships.
・Experience managing logistics and office assets is preferred but not essential
・Multi asset class experience desirable with a bias towards logistics preferred.
・Strategic and long-term thinker with strong analytical and creative problem-solving ability, with ability to think laterally.
・Proficiency in both written and spoken English and Japanese.
