仕事内容
1. Strategic Deal Origination & Business Networking
Drive Off-Market Sourcing: Leverage an elite, established personal network of local Japanese
owners, developers, trust banks, and boutique brokers to originate proprietary on- and off-market
investment opportunities.
Programmatic Partnerships: Lead the conceptualisation, structuring, and negotiation of
programmatic joint ventures, club deals, and platform investments across target asset classes.
Capital Partner Engagement: Act as the key face of the Japan acquisitions business to support
global capital raising, fund management, and third-party (3P) product formulation.
2. Cross-Functional Transaction Leadership
Matrix Workstream Integration: Serve as the central conductor for all local transactions, working
in tight alignment with dedicated cross-border workstream leads across Legal, Financial, Tax,
Compliance, and ESG.
Structural Optimization: Ensure all transactions are executed with institutional integrity, seamlessly
navigating complex local frameworks (e.g., TK/TMK structures) to ensure optimal tax efficiency and
capital repatriation.
Debt Structuring: Drive senior-level relationships with Japanese mega-banks and domestic
financial institutions to secure highly competitive debt financing and optimal leverage.
3. Portfolio & Asset Management Collaboration
Unified Asset Strategy: Work in close partnership with the Head of Asset Management (Japan) to
ensure a flawless handoff from acquisition to operations.
Underwriting Calibration: Engage in robust, data-backed strategic debates with Research, Risk,
and Portfolio Management teams to continuously refine underwriting assumptions and re-balance
the existing Japan risk profile.
Divestment Execution: Lead strategic analysis on assets earmarked for disposition, directing the
marketing, pricing, and execution of asset sales to maximize investor returns.
4. Team Leadership & People Development
People Management: Direct, mentor, and elevate a high-performing acquisitions team in Tokyo,
fostering a culture of high accountability, technical precision, and absolute transparency.
Resource Optimization: Efficiently allocate team resources across active underwriting pipelines,
due diligence phases, and investment memo presentations.

必要スキル
Professional Experience: Minimum 15 years of commercial real estate investment experience within
Japan, with an undeniable track record of closing institutional-grade transactions. Direct experience within
a global real estate fund manager or a top-tier GP environment is highly preferred.
Communication & Linguistics: Native-level fluency in Japanese and absolute professional fluency in
English (written and verbal). Must possess the communication gravitas to present complex local
transaction nuances seamlessly to the global investment committee.
Collaborative Leadership Style: Demonstrated ability to lead by influence across a highly matrixed
global organization. A humble, collaborative peer who works fluidly with asset management and global
transaction support control functions.
Technical Depth: Deep comprehension of Japanese real estate valuation, macroeconomic trends,
asset-level business planning, and institutional due diligence practices.
Education: Degree in Real Estate, Finance, Business Administration, Economics, or an equivalent
quantitative discipline. Post-graduate qualifications (MBA/MSc) or elite local industry certifications are
highly valued.
Mobility: Willingness to travel regularly within Japan and occasionally across the APAC region.
