As an Associate Asset Management, you will own day-to-day asset management for an assigned group of assets in our portfolio, working under the guidance of senior Asset Management leadership.

Own:
・Monitor asset performance against the Business Plan, underwriting, and budget, including occupancy, leasing, and key variances.
・Oversee third-party AMC and PM execution and serve as the primary AM contact for routine asset-level matters.
・Prepare recurring deliverables, including monthly and quarterly reporting, budgets, forecasts, and investor reporting inputs.
・Maintain asset-level financial models and analyze cash flows, IRR, NAV, leasing scenarios, and capex.
・Run regular asset and governance meetings with AMC, Finance, PM, and Leasing.
Support:
・Senior AMs on refinancings, dispositions, major lease negotiations, and repositioning.
・Communications with lenders, JV partners, and external consultants.

●Experience
・5 7 years’ experience in real estate asset management, investment management, or real estate finance/advisory.

●Education
・Bachelor’s degree from an accredited institution required.

●Skills
・Native-level Japanese; business-level English required.
・Strong financial and analytical skills, including Excel-based financial modeling.
・Proactive team player with a strong sense of ownership.
・Strong communication and organizational skills, with the ability to manage multiple stakeholders and deadlines.
