●職務概要
不動産開発案件の投資評価(アンダーライティング)から、建設会社・設計事務所・コンサルタント等との契約交渉、支払管理までを一気通貫で担当いただくポジションです。デベロッパーまたは総合商社での不動産開発経験を活かし、案件の収益性評価から契約実務までを主体的に推進いただきます。

●主な職務内容
・不動産開発案件の投資分析・収益シミュレーション(アンダーライティング)
・建設会社・設計事務所・コンサルタント等との契約交渉
・開発関連契約(工事請負契約、設計監理契約、コンサルティング契約等)の内容確認と条件交渉
・支払スケジュール・支払条件の管理、および経理・財務等の関係部署との連携
・案件進行に伴うリスク管理、コスト管理
・投資家、パートナー企業、行政等、社内外の関係者との折衝・調整
・案件に関する社内レポーティング(日本語・英語)


●Role Summary
This role covers real estate development projects end to end, from investment underwriting to negotiating and managing development contracts with contractors, architects and consultants, including payment management. You will draw on your development experience at a developer or general trading company to drive projects proactively, from profitability analysis through to contract execution.

●Key Responsibilities
・Investment analysis and financial modeling for real estate development projects (underwriting)
・IContract negotiations with construction companies, architects, consultants and other parties
・IReview and negotiation of development-related contracts, such as construction contracts, design and supervision agreements and consulting agreements
・IManagement of payment schedules and terms, in coordination with the accounting and finance teams
・IRisk and cost management as projects progress
・INegotiation and coordination with internal and external stakeholders, including investors, partner companies and government authorities
・IInternal reporting on projects in Japanese and English

●必須
・デベロッパーまたは総合商社での不動産開発業務の経験(目安5年以上)
・ビジネスレベルの英語力(交渉・契約書レビューが可能なレベル)
・契約交渉、コスト・支払管理の実務経験

・アンダーライティング(投資評価・financial modeling)の実務経験
・建設会社・設計事務所・コンサルティング会社との折衝経験
・不動産鑑定士、宅地建物取引士等の関連資格
・シンガポール等、海外案件の経験

●Must have
・Around 5 or more years of real estate development experience at a developer or general trading company
・Business-level English, sufficient for negotiations and contract reviews
・Hands-on experience in contract negotiation and cost and payment management

●Nice to have
・Hands-on experience in underwriting (investment analysis and financial modeling)
・Experience negotiating with construction, design or consulting firms
・Relevant qualifications, such as Real Estate Appraiser or Real Estate Transaction Specialist (Takken-shi)
・Experience with overseas projects, such as in Singapore
