Mid Level Investment Executive (Value Add / Core Plus)/外資系不動産ファンドグループ会社の求人

We are seeking an experienced investment professional who can take ownership of the critical execution of the investment process for the Core Plus / Value Add and Core strategy in Japan. The successful candidate will work closely with the Managing Director and the broader team to drive due diligence, execution, asset management and value creation through to successful exit of existing and new investments in office, logistics, residential, or retail properties.

＜必須要件（Must Have）＞
●不動産投資（ソーシング・投資実行・売却）の実務経験（目安：5年以上）
不動産PEファンド、不動産投資顧問、信託銀行、またはデベロッパー等において、不動産投資の実行実務（アンダーライティング、DDの主導、契約書交渉、クロージングなど）を自ら主導した経験。
●特定アセットにおける深い知見と実績
オフィス、物流施設、賃貸住宅（レジデンシャル）のいずれか、または複数における投資実績および市場への深い知見を有していること。
●自走力と当事者意識（Ownership）
MD（マネージング・ディレクター）やチームメンバーと協調しつつも、指示待ちではなく、自ら主体となってプロジェクト管理や各種折衝を推進できること。
●高度な財務・分析スキル
キャッシュフローモデル（Excel等）の構築・検証能力、および投資起案書・プレゼン資料の作成能力。

＜歓迎要件（Nice to Have）＞
●アセットマネジメント（期中運用）の実務経験
バリューアップ施策の立案や、PM会社のマネジメント経験（必須ではありませんが、あれば大いに歓迎します）。
●ビジネスレベルの英語力
海外投資家やグローバルチームとの連携、英語でのレポート作成に対応できる方。
●業界資格
宅地建物取引士、ARESマスター、不動産鑑定士、CFAなど。

We are seeking a highly motivated and execution-oriented investment professional who can join as an immediate contributor. You will take ownership of the critical execution phases including acquisition, due diligence, value creation, and divestment for our Core-Plus, Value-Add, and Core investment strategies in Japan.

＜Key Requirements (Must Have)＞
●Proven Track Record in Real Estate Investment (Approx. 5+ years of experience)
Direct experience in executing real estate transactions (underwriting, leading due diligence, negotiating contracts, and closing) at real estate private equity funds, investment advisory firms, trust banks, or developers.
●Deep Asset Class Expertise
Strong transaction experience and deep market knowledge in at least one (or more) of the following key sectors: Office, Logistics, or Residential.
●Strong Ownership & Self-Drive
Ability to work autonomously and drive projects forward under minimal supervision, while collaborating closely with the Managing Director and the broader team.
●Advanced Financial & Analytical Skills
High proficiency in building and verifying complex cash flow models (Excel, etc.) and preparing high-quality investment committee memoranda and presentation materials.

＜Preferred Qualifications (Nice to Have)＞
●Asset Management Experience
Experience in asset management (portfolio monitoring, value-add strategy implementation, or managing property management companies) is a strong plus, though not mandatory.
●Business-Level English Proficiency
Ability to communicate effectively, negotiate, and report in English with global teams and international investors.
●Professional Certifications
Real Estate License (Takken), ARES Certified Master, Real Estate Appraiser, or CFA.
