仕事内容
Key Responsibilities
1. Sourcing and acquisition of real estate investments in Japan including but not limited to:
a. Sourcing of hard assets, portfolios and programmatic investments through co-mingled funds,
club deals, JV partnerships and direct acquisitions
b. Participate in the negotiation of transaction terms with counterparties including sellers,
partners and managers
c. Underwriting of investments, which includes financial analysis using excel and/or Argus and
the support of investment assumptions with robust market information, as well as the
preparation and presentation of investment memos
d. Conduct site visits and provide market research and analysis relating to the investment
opportunities
e. Structuring of investments from the on-shore asset-level up to the off-shore sponsor-level
with an emphasis of putting in place efficient mechanisms towards capital repatriation
f. Liaise with external financial institutions to raise debt financing for investments
g. Transaction management, which includes overseeing third-party advisorsin the due diligence
exercise and coordinating between internal teams and third-party advisors
h. Support the closing and documentation process for investments made
2. Dispositions
a. Conduct analysis on assets identified for sale to determine suitable pricing levels and
investment return to the investors
b. Lead the sale of assets/investments and prepare divestment memo
3. Develop and manage relationships, inbound and outbound, including investors, partners, sellers,
managers, agents, and advisors, etc.

必要スキル
Key Requirements
1. Strong academic background, with focus on real estate investment, portfolio and asset
management
2. Minimum 5 years of experience in real estate
3. Deep understanding of real estate markets in Japan, across sectors and good business acumen
4. Strong English and Japanese communication skills (both written and verbal)
5. Proficiency in financial modeling and familiarity with Excel, Argus and other relevant applications
6. Ability to manage diverse stakeholders
7. Travel on a regular basis
