ctively manage assets to maximize short-term distributable cash flow and increase long-term economic value.
・Actively work with partners and acquisition officers in the creation/review of redevelopment plans, including oversight of execution and cost management.
・Actively manage the relationship with venture partners, corporate management teams, and operating associates to ensure that they perform and assets achieve maximum value.
・Oversee third-party service providers (property managers, leasing agents, etc.) to ensure that assets are managed to yield optimal returns.
・Establish and enforce weekly, monthly, quarterly and annual reporting requirements from Partners and Property Managers.
・Participate in the acquisitions process from an asset management perspective, I.e. valuation, due diligence, and projections on proposed transactions.
・Report on performance, budget variances and significant changes in market and property conditions.
・Oversee the preparation of property business plans, operating and capital budgets; devise sell/hold strategies for each assigned asset.
・Analyze and monitor capital improvement and renovation programs, as required, for property maintenance, competitive positioning or market re-positioning.
・Develop and review refinancing and restructuring strategies.
・Communicate continually with the senior members of the firm to apprise appropriate individuals on issues/decisions impacting assets.
・Develop reports for senior management and present asset performance reviews accordingly.
・Devise, execute and close on investment refinancing and exits.

・Minimum of 7-10 years’ experience, with significant retail real estate experience.
・The ability to read, write and speak Japanese is essential. English ability is preferre
