Key Responsibilities
●Underwriting real estate investments
- Understanding and application of investment modeling with IRR, ROE, TWR and EM.
- Asset level financial modeling across risk spectrum (core to opportunistic).
- Run financial analyses and sensitivities for purposes of assessing investments.
- Reconcile AM models with actual figures from PM reports on a quarterly basis.

●Investment memos/papers
- Assist to prepare internal memo for the investment opportunity with analysis and
evaluation to be presented to the Investment Committee.
- Assist with the preparation of performance reports to investors

●Deal execution/closing
- Engage in the due diligence, deal structuring, negotiation with external parties,
documentation, and closing process.

●Assist local Asset Management
- Participate in daily decision-making regarding leasing strategies and operational issues.
- Support implementations on asset management strategies, including income and expense
forecasting, leasing plan, capital budget, and value creation activities.
- Participate in the review of annual budget proposals and leasing plans of assets.

Skills and Qualifications
●Minimum 2-5 years of working experience in relevant real estate investment businesses.
●Bachelor’s degree in economics, business, finance or real estate, preferred.
●Strong financial modelling and analytical skills to quickly conduct feasibility studies of potential real estate investment opportunities.
●Excellent team player, strong initiative and being able to work in a fast-paced entrepreneurial environment.
●Work experience in Japan is a must.
●Prior exposure to a multi-cultural/national environment will be an advantage.
●Good knowledge of Word, Excel and PowerPoint.
●Willing to travel.
●Excellent command of written and spoken Japanese and English.
