仕事内容
●Responsibilities
As a Finance Manager, you will ensure the accuracy and propriety of all financial data and reports maintained and prepared for the properties/projects, tier entities, and investors.
Responsibilities include but are not limited to:
・Property Operations and Budgeting:
- Works closely with the Asset Manager, Property Manager and Accountants to ensure accuracy of financial reporting and budgets.
- Prepare/review quarterly financial and internal reports.
- Reviews monthly and quarterly operating reports to investor, working closely with Asset Managers and
・Property Managers.
- General ledger review and analysis. Ensures records are kept in compliance with local GAAP, IFRS or other basis of accounting.
- Researches accounting guidance and drafts position memos on treatment of new/unusual items.
- Treasury functions including cash management and cash flow projections.
- Assists in Annual Plan/Budget preparation process, including revenue projections and variance analysis.
- Coordinates audits (external, internal, etc.) and prepares information for these audits, as needed.
- Work with and manage outsource accounting, audit, tax filing/compliance and other statutory obligation service providers.
- Assume additional responsibilities as assigned by Director of Asset Management.
・Property Development:
- Works closely with Project Manager and Accountants to ensure accuracy of construction draws and financial reporting.
- Reviews funding request to investors and analyzes general ledger.
- Reviews budget overages and researches variances.
- Assists in supervision of Accountants and/or outsourced accounting functions.
- Prepare and review tax projections and tax preparation workpapers.
・Acquisitions/New Projects:
- Assists in due diligence process related to property acquisitions. This could include reviewing property valuation models in Argus, performing revenue and expense analysis of the potential acquisitions, lease analysis, debt analysis, preparation of revenue and expense prorations, etc.
- Assists in the setup of new projects. This could include opening bank accounts, preparing rent start letters and preparing acquisition accounting schedules/entries (purchase accounting, straight-line rent, revenue models).
・Regional Coordination:
- Works closely with the finance team in Singapore on regular investor reporting, answer investor queries and provide financial analysis as required.
- Works with Central Cash Management on bank accounts, maintenance and regular reporting of cash balance, compliance to local banking regulations and cash repatriation.
- Works with the regional accounting team on implementation of accounting initiatives.

必要スキル
●Minimum Requirements include:
・Bachelor’s degree in accounting/Business Administration/Management from an accredited university
・CPA designation is preferred
・Eight or more years professional accounting experience
・Native Japanese and business level English
・Commercial real estate experience is preferred
・Possess the highest degree of integrity
・Effective interpersonal communication (verbal and written) and listening skills.
・Analytical problem-solving skills capable of undertaking detailed analyses and make well-reasoned recommendations
・Demonstrate prioritization, organization, and time management skills necessary to balance competing deadlines
・ Ability to multi-task in a complex high-volume environment and competency to work with all levels of management and personnel on critical projects
・Dedicated team player with a strong sense of ownership
・Bachelor’s degree in accounting/Business Administration/Management from an accredited university
